Hotel tax and fees calculator
Enter the rate you were quoted plus the extras added at checkout. The calculator separates the room, the tax and the fees, then shows the total stay cost and the true cost per night.
Taxes and fees vary by city, property and booking dates. This is a planning estimate, not a quote; confirm the checkout breakdown before booking.
Why the quoted rate is not the nightly cost
The rate on the booking page is the room, not the bill. City and state occupancy taxes, a resort or destination fee, a one-time cleaning charge and sometimes a service charge are added later, and the total can land well above the headline price.
This calculator keeps the lines separate so you can see which part is the room and which part is the destination. A property that looks cheaper per night can lose once a resort fee and a cleaning charge are spread across a short stay. Short stays and city-center properties are where the gap is usually widest.
How the tax line is applied
The tax here is applied to the room subtotal plus resort fees, which is how many cities assess occupancy tax. Some jurisdictions tax only the room rate, some also tax cleaning or service charges, and a few add flat per-night levies that are not a percentage at all.
Rates also change with season, length of stay and booking channel. If your confirmation shows a different base, adjust the tax percentage until the tax line matches the quote instead of assuming the default is right. A tax quoted on the room only will understate a bill that also carries a resort fee.
Compare stays on the total, not the rate
Compare properties on the total and the true nightly cost, not the advertised rate. For a two-night stay the cleaning fee is spread over fewer nights and can add a large amount per night; over a week it fades. Resort fees work the other way and grow with every night.
The tax share shows how much of the bill is government charge rather than service. If it looks unusually high, check whether the quote already includes tax so you are not counting it twice. A refundable deposit or incidentals hold is not part of this total.
Frequently asked questions
Does the calculator tax the resort fee?
Yes. The tax percentage is applied to the room subtotal plus resort fees, which is common in many destinations. Some cities tax only the room rate, so compare the tax line with your confirmation and adjust the percentage if needed.
Why is the cost per night higher than the room rate?
Because the resort fee, cleaning fee and tax are spread across the nights. The gap is largest on short stays, where a one-time cleaning charge is divided by only two or three nights.
Is the cleaning fee charged once or per night?
It is entered as a one-time charge for the stay, which is the usual arrangement for rentals. Hotels rarely charge it, so leave it at zero unless your booking shows one.
Do hotel taxes really vary that much?
Yes. City, county and state taxes can stack, rates change by season and some exemptions apply to longer stays. Treat the result as a planning estimate and confirm the final breakdown with the property.
